1. ABOUT US

Excellent Homes & Investment is a real estate development and investment company engaged in:

  • Sale of residential and commercial land

  • Property development

  • Fixed-income real estate investment products

  • Capital project management

2. ELIGIBILITY

By engaging with our services, you confirm that:

  • You are at least 18 years of age.

  • You have the legal capacity to enter into binding contracts.

  • Any funds used for transactions are legally obtained.

For corporate clients, the signatory confirms authorization to act on behalf of the company.

3. PROPERTY PURCHASE TERMS

3.1 Allocation
Property allocation shall be made upon confirmation of required deposit or full payment.

3.2 Documentation
Upon full payment, the client shall receive:

  • Receipt of Purchase

  • Deed of Assignment

  • Acknowledgement Letter

  • Contract of Sale

  • Any other applicable title documentation

3.3 Development Fee
Where applicable, development fees shall be clearly stated. If stated as “All Inclusive,” no additional hidden land charges apply.

3.4 Building Approval
Clients must obtain all required building approvals before commencing construction.

4. INVESTMENT TERMS (FIXED-INCOME PRODUCTS)

4.1 Investment Structure
Funds invested are deployed strictly into real estate development and capital projects.

4.2 Returns
Returns are payable strictly according to the agreed tenure and investment plan.

4.3 Maturity
Principal and ROI are payable at maturity unless early liquidation terms apply.

4.4 Early Liquidation
Where permitted:

  • 30-day written notice is required

  • Accrued ROI may be forfeited

  • A liquidation fee may apply

4.5 Investment Certificate
An official Investment Certificate shall be issued upon confirmation of funds.

5. ANTI-MONEY LAUNDERING (AML)

In compliance with relevant laws:

By transacting with Excellent Homes & Investment, the Client affirms that:

  • Funds paid are not proceeds of crime.

  • Both parties are subject to AML and CFT regulations.

  • The Client has implemented control measures to ensure compliance with anti-money laundering laws.

  • The Client agrees to indemnify Excellent Homes & Investment against losses arising from actions by law enforcement agencies related to non-compliance by the Client.

We reserve the right to:

  • Request identity verification documents

  • Request source of funds documentation

  • Refuse or suspend transactions where compliance concerns arise

6. REFUND POLICY

6.1 Refund Eligibility
Clients may request a refund only within sixty (60) days from the date of initial deposit or full payment.

6.2 Refund Limitation
After sixty (60) days, no refund requests shall be accepted under any circumstance.

6.3 Refund Procedure
To initiate a refund:

  • A formal written refund request must be submitted to the company.

6.4 Refund Processing
Approved refunds shall be processed within sixty (60) working days from the date the request is received.

6.5 Refund Amount
The company shall refund seventy percent (70%) of the total amount paid by the client.

The remaining thirty percent (30%) shall be retained as administrative and processing costs.

7. PRIVACY POLICY

7.1 Information We Collect

We may collect:

  • Full name

  • Phone number

  • Email address

  • Residential address

  • Means of identification

  • Bank/payment details

  • Investment and transaction records

7.2 Purpose of Data Collection

Your information is used for:

  • Processing property purchases

  • Managing investment accounts

  • Issuing documentation

  • Regulatory compliance

  • Customer communication

7.3 Data Protection

We implement reasonable administrative and technical safeguards to protect client data from unauthorized access, misuse, or disclosure.

7.4 Third-Party Disclosure

We do not sell client data. Information may only be shared:

  • With regulatory authorities when required by law

  • With legal advisors

  • With financial institutions for transaction processing

7.5 Data Retention

Client records may be retained for compliance, regulatory, and audit purposes.

8. LIMITATION OF LIABILITY

Excellent Homes & Investment shall not be liable for:

  • Delays caused by government agencies

  • Force majeure events (natural disasters, civil unrest, regulatory changes)

  • Losses resulting from inaccurate information provided by the client

Our total liability, where applicable, shall not exceed the total amount paid by the client.

9. INTELLECTUAL PROPERTY

All content on our website, brochures, branding materials, and investment documents remain the intellectual property of Excellent Homes & Investment and may not be reproduced without written permission.

10. GOVERNING LAW

These Terms & Conditions shall be governed by and interpreted in accordance with the laws of the Federal Republic of Nigeria.

Any disputes shall first be resolved amicably. Where resolution fails, disputes shall be submitted to the appropriate courts in Nigeria.

11. AMENDMENTS

Excellent Homes & Investment reserves the right to modify these Terms & Conditions at any time. Updated versions shall be published on our website.

Continued engagement with our services constitutes acceptance of any revised terms.
